Excavation of the site & site preparation works.
Detailed design & construction of 4 inter-connected buildings (Buildings A, B, C and D), situated above a 2 storey podium with retail, commercial, cafe, kiosk uses; a maximum GFA of 32,645sq m comprising 31,493.5sq m of residential apartment floor space; & 641.01sq m of commercial/retail floor space; 59 place child care centre; 295 serviced apartments, comprising 25 x studio, 60 x 1 bedroom, 157 x 2 bedroom & 53 x 3 bedroom apartments.
Building A comprises a 27 level residential building located within the north-east corner of the site to accommodate 140 apartments, lobby level will contain pool & gymnasium.
Building B is a part 14/15 storey residential building located between Building A & D to accommodate 77 apartments, & shares the same lobby & lift core as Building A.
Buildings C and D are located along the site’s western (Gadigal St) boundary.
Building C, the northern most building, includes a 59 place child care centre with 350sq m indoor play area & 422sq m outdoor play area, commercial office space with 13 storeys of residential floor space above & 58 apartments.
Building D is located to the south of Building C & comprises retail uses (double height) at street level with 6 levels of residential uses above & 20 apartments.
ESD features include use of reinforced concrete slabs & core walls, individual air conditioning systems for each retail/commercial tenant & residential apartment, performance glazing, reverse cycle air conditioners, rainwater harvesting, water efficient fittings.
Precast reinforced concrete & masonry walls, bronze/white coloured metal cladding, sandstone cladding to base, bronze screening to eastern elevation, multi-toned glass curtain walling with coloured back glass panels, profile precast concrete, powdercoated aluminium window frames, privacy screens with opaque glazing, bronze powdercoated alumiunium shutters, aluminium framed balustrades with clear glass infill, precast painted balustrades, climbers & creepers on cables to podium facade, single performance glazing to retail & commercial, concrete slab floor, concrete roof.

Meriton Apartments specific requirements of this project are,
